Family and Friends Roadblock – Show Me The Money!

You don’t need the house.  You have a roof over your head.  You can wait one more year – it’s not going to kill you.  Maybe not physically – but certainly financially.  Waiting one year will cause the average First Time Homebuyer to loose, on average, $10,000 in lost appreciation and tax benefits.  Don’t make the same mistakes that many others make by waiting.  Remember the money lost when family and friends tend to be discouraging.

Many initial appointments today are different than the past.  At Liberty Mortgage, meetings with buyers are informational, not confrontational.  Our Loan Officers are giving clients information, not the other way around.  The actual loan approval is most often done in advance, your loan is pre-approved before we even meet.  Liberty’s website offers you the opportunity to get a free pre-approval.  The pre-approval gives us all the information we need to tell you all the programs that are available to you.  You don’t have to sit down and have your life dissected before you find out where you stand.  The free services  offered on this website provides you with the types of information that make you a confident consumer who knows all the options.  With all the facts at your fingertips, you are much more comfortable when it comes to making decisions.

The services set up by Liberty Mortgage can help ease the uncertainty of the home buying process.  Our goal is to help you feel confident throughout the process and to give you control over making the right decisions.

Realtor Referral Program

Every year Liberty has the privilege of providing hundreds of buyers with their first home.  At the end of the process, when you are in your new home, we send you a simple survey to complete.  The survey asks you to rate the quality of service of your real estate agent.  Over the years we have compiled a group of excellent real estate agents.  These agents have not only provided service above and beyond what was necessary but also have demonstrated a high degree of knowledge and professionalism in their field.

Once we have selected a Realtor for you we go one step further.  The Realtor Referral Contract guarantees you great service.  It reads as follows: “In consideration of the buyer referral received from Liberty Mortgage, I hereby make the following commitments:

1) I will conduct myself professionally at all times, in all contacts, with the buyers.

2) At no time will I pressure the buyers concerning buying any specific home.

3) I will support the chosen type of financing (including the potential inclusion of closing costs and down payment assistance) that the buyers have requested unless there are unusual circumstances, (i.e. multiple offers).  If these types of circumstances are present, I will confer with the Loan Officer as to the best type of financing for the buyers.

4) If for any reason the buyers are displeased with my service, I understand they contact the Loan Officer.

5) He/she will inform me of their dissatisfaction.  I agree, in the event that this occurs, I will no longer attempt any communication with these buyers.

6) I understand that a survey of my services will be completed once the sale has been consummated.  I understand that a negative survey may terminate the possibility from further referrals.

7) I understand that I have been selected for this program because of my excellent reputation in my profession and pledge to stand up to that reputation with every buyer referral to me.”

Notice that we have the agent in advance to ask the seller to pay your closing costs and down payment (if necessary).  Our average first time buyer  profile is a single or couple with good income, decent or good credit, good jobs, NO MONEY!  They can afford to make a house payment but have little or no funds.  Having the seller agree to pay your closing costs and down payment will net you having only approx. $600-1000 out of your pocket totally when the transaction is finished.

Home View Program

Up until now the only way you could learn about all the listed homes for sale was to  contact and sit down with a real estate agent.  This required a trip to his/her office, a meeting where you would normally disclose employment, income and credit information and frequent follow-up by the agent as to when you when you would be ready to buy a home.  There is nothing wrong with this, you understand, the agent is just doing his/her job.  The problem is that maybe you aren’t ready for that level of commitment.  You would like to see what the housing market has to offer with only limited salesperson contact.  Our latest program that addresses this is called Home View.  We, through our network of Realtor Associations, are able to provide you by mail every 2 weeks, a complete list of homes in your price range and style that fits your criteria.  These  listing sheets include addresses, pictures, prices, and addresses where you can pick out the ones that look interesting and drive by them at your leisure.  Then when you are ready you can contact your agent and make an offer.
